Landlord gas safety certificates in the Cotswolds

Short answer

In Great Britain, landlords must have every gas appliance and flue they provide checked by a Gas Safe registered engineer every year. The engineer gives a landlord gas safety record, often called a CP12. You give tenants a copy and keep it for 2 years. This page lists Cotswold firms that do these checks.

What a gas safety check involves

A Gas Safe engineer checks each gas appliance, flue and the pipework the landlord provides. They test that each appliance burns correctly and that the flue takes the fumes away. They also check the ventilation and the safety devices.

The engineer then writes the landlord gas safety record. It lists each appliance, the result of each check, any fault and the action taken.

A check is not a full service. Many landlords book both in one visit.

Local factors in the Cotswolds

Many Cotswold rented homes use LPG, not mains gas. The rules cover LPG too, so the engineer must be Gas Safe registered for LPG.

Many homes are holiday lets. HSE says hotels and B&Bs need a yearly check of the gas appliances that serve guest rooms. If you run a holiday let, read the HSE guidance and check your own position.

Rural homes may be far from the engineer. Book early, so the check is done before the old record runs out.

The rules

The Gas Safety (Installation and Use) Regulations 1998 set the landlord duties. Landlords must have each gas appliance and flue they provide checked every 12 months by a Gas Safe registered engineer.

You must give existing tenants a copy of the record within 28 days of the check. New tenants get a copy before they move in. Keep each record for at least 2 years.

Since 2018, you can have the check up to 2 months before the due date and keep the same anniversary date. If you do this, keep the record until two more checks are done.

The duty covers the appliances and flues that you own and provide for tenants. HSE gives the full list of what the record must show.

What to ask a firm

Ask what the price covers before you book. These questions help.

  • Are you Gas Safe registered for every appliance in the home, including LPG?
  • How many appliances does the price include? What does each extra one cost?
  • Can you do a service at the same visit, and what does that add?
  • Will you send the record by email, and remind me next year?
  • Does the price include VAT?

Questions

What is a CP12?

CP12 is a common name for the landlord gas safety record. The engineer gives it to you after the yearly check. Gas Safe Register has no single official form, but HSE lists what the record must show.

Can I do the check early?

Yes. Since 2018, you can have it up to 2 months early and keep the same due date. Keep the record until two more checks are done.

Do holiday lets need a gas safety check?

HSE says hotels and B&Bs need a yearly check of the gas appliances that serve guest rooms. Read the HSE guidance and check your own position.
